Planning Applications
Planning applications are submitted with the scheme drawings, application forms and where required Design and Access Statements and Heritage Statements for listed building consents. The volume of the planning legislation is huge, covering a myriad of different situations and resulting in a very complex system, even the provisions which cover the average householder can be complex. However using our experience and consulting with the planners, conservation officers and planning consultants during the design process we achieve a very high level of planning and listed building consent approvals.
Building Regulations Applications
Most new buildings, extensions and alterations to buildings are required by law to comply with the Building Regulations irrespective of whether planning approval is required. Project drawings detailing the technical specification and design required by the Building Regulations are prepared and submitted to an inspecting authority for approval.
Working Drawings
To successfully complete a building project an accurate set of working drawings are required. These are based on the planning and building regulation submission drawings and include construction details, fixtures, fittings, finishes, lighting, power, heating and external works and enable a contractor to accurately price a project and build to a high standard.
Obtaining Tenders
We obtain fixed price competitive tenders from contractors and specialist contractors who we have worked with successfully for a number of years or contractors nominated by the client or a combination of both.
